  1. Rent:
    Rent shall be paid in advance and is not refundable. Lessee must provide fifteen (15) days prior notice to the Lessor if vacating the unit. Access will be provided when all rent and service charges are paid. Payments must be made in cash, money order, or authorized check.

  2. Deposits:
    Lessee shall pay a lock deposit held by Lessor for timely performance of this Agreement. Deduction for damages will be mailed to Lessee after the unit is vacated.

  3. Use & Occupancy:
    Unit must only be used for storage of personal property. No business, garage sales, or human/animal occupancy. Trash or hazardous materials are prohibited. Lessee shall notify Lessor of any damage or spills. No smoking allowed.

  4. Condition of Unit:
    Lessee shall keep the unit in good condition and pay for any repairs caused by misuse. No alterations without written consent.

  5. Inspection:
    Lessor may enter and inspect the unit without prior notice for maintenance, inspection, or security purposes.

  6. Default & Enforcement:
    If rent or other charges remain unpaid for 60 days, Lessor may terminate the lease and sell property in accordance with Idaho Code 55-2303.

  7. Insurance:
    Lessor does not carry insurance on stored property. Lessee is responsible for insurance.

  8. Indemnity & Liability:
    Lessee agrees to indemnify and hold harmless Lessor and its employees. Lessor is not responsible for damage from weather, theft, or other causes.

  9. Termination:
    Either party may terminate with five (5) days written notice. Lessee must vacate the unit completely.
